If you are planning a move have some questions planned, our estate agents have some advice to make sure you get the information you need about the house you are viewing.

Start thinking before the viewing

It can be overwhelming to walk into a potential new home, especially if you instantly fall in love with the space. The awe and wonder, and the information from the estate agents, can mean the all-important questions are no longer top of mind. Before you get to the viewing research the neighbourhood, local schools, transport links, and the going rates for comparable properties, so you have an idea of what to expect for your money.

Don’t forget the detail

When you are viewing a house in person, don’t forget the less interesting but important elements:

  • Are the windows double glazed?
  • How is the water pressure?
  • Where is the boiler?
  • How old is the roof?

Understand the timings

Firstly, knowing how long the property has been on the market can be a good indicator of desirability. Secondly, knowing the seller’s motivation can help you get an idea of how long the transaction might take. It can also be valuable to know why the current owner is moving.

Do you want to boost your advantage?

You might want to be extra organised and consider talking to a mortgage broker to put your property on the market before you begin to shop. If you are serious about finding a new home, getting a mortgage agreed in principle, and initiating the selling process with an estate agent can be a great idea when it comes to negotiating. The property chain is such a key factor, it is not unheard of for a seller to go with a slightly lower offer when it comes from a more organised and prepared buyer.
